A 150,000 square foot building along with a number of separate buildings for stores was planned on the property owned by Toll Auto World on Route 213. Seven of the 35 acre development would be for the community center.

In a Bucks County Courier Times report by Chris English, the Reedman/Toll Auto World owner Bruce Toll said "I would like to move forward but I don't know what we're going to do. We have to look at the written reasons for the denial and go from there. I'm disappointed because it was the township that originally came to us with this proposal and I thought it would be a plus for everyone."

Local residents are concerned about the large shopping center being so close to their home and the increase in car traffic that it would create. A Langhorne Gardens resident told the Bucks Country Courier Times "We object to him trying to change the zoning so he can put a commercial enterprise there. We're concerned about what element this would bring to our neighborhood and the lowering of our property values. We've had neighborhood meetings on this with about 50 people showing up, and not one of them was for this development.”
